8 Problems to Look for in Older Homes

When you are house searching and looking at older homes, there are a few red flags to look for. Noticing a few of these issues can save you a lot money and hassle later on.
Below you will find a list of things to pay attention to when you are walking through an older home. Don’t be afraid to ask questions and seek out the answers you need.
1. Read the Seller’s Disclosure
a. Find out the roof age. This could be one of the most expensive maintenance repairs so make sure to check when it was last repaired/ replaced.
b. Look out for foundational repairs that may be needed. Look for cracks in the walls and floors. If there is a concern about the foundation, then have the home inspected for foundational repairs.
2. What type of wiring is used?
a. Is there Aluminum wiring? This is 55x more likely to cause a fire.
b. Is there a gel connection between aluminum and outlet? Gel will wear out and you should be aware of this. Is there a different connector?
3. What type of plumbing is used?
a. Check for Cast Iron plumbing. This could be the most expensive thing to replace. Make sure to check how much is left in the home and how much needs to be replaced.
4. Look out for Asbestos siding
a. Asbestos is contained until it is cut into. This becomes an issue when you want to add on. Asbestos sidings was used between 1940 and 1960.
5. Check for Pier & Beam foundations with cedar beams.
a. After a while beams will twist and start to slide. This can cost between $800 and $1500 per pier to fix.
6. Ask when each major system was replaced

7. Check the Septic System
a. This is used more in rural areas and is important to pay attention to if a home has one.

8. Is the home in a flood plain?
a. Check to see if the property is in a flood plain.
