Every step—from preparing your home to list to accepting an offer to closing—takes time. But how much time? Pick a Date 

How urgently do you need to sell your home? Is your move tied to a new job/relocation/school year/financial pressures? This will set the stage for the next steps. Remember that the best situation is one without desperation. Desperation causes stress and added emotions and this can cause people to make poor decisions.


Choose a Listing Agent

Selling your home truly starts with choosing the right real estate agent. Ask friends and family for recommendations and research reviews. Interview the agents and once you find someone with experience and someone you feel comfortable and confident will represent your best interests, you can sign a listing agreement. 

 Prepare Your Home
 

Evaluate the condition of your home – in our competitive market a home must be in top condition to sell quickly. Look for any cosmetic problems and functional upgrades. A fresh coat of paint, new carpet, new fixtures – all of these are relatively inexpensive upgrades but can make a significant difference. As far as functional upgrades or repairs, make sure to examine the condition of your appliances, plumbing, electrical, heating, air conditioning, and the roof.


Start the move out process early and start packing up, little by little. A home that is rid of clutter and personal items shows better and makes it easier for potential buyers to envision themselves in the home too. The less clutter, the easier it is to clean too.

Price Your House


Pricing your home accurately is one of the most important decisions you’ll make and the most effective way to ensure a successful sale. The price you select will affect how long your home will be on the market and what the eventual selling price will be.


We won’t tell you the price you want to hear just to get a listing. We have years of experience in the Austin market and will make a strategic decision by using a competitive marketing analysis.

 During our analysis, we look at homes that are similar to yours in size and features. We will list information on properties currently on the market, pending properties, sold properties and expired properties. Our CMA will also list a low, median and high price for your home as well as an estimated average number of days on the market.

List Your Home

We target our marketing strategy and resources to match where buyers are finding homes right now. The more places your property is marketed, the more buyers see your property, the more showings you generate, the faster your home sells.


Selling a home is a numbers game. We will market your listing with high-converting content in multiples places, including our website, home search portals, search engines, and social media sites.

When it comes to selling a house, it's important to look beyond the price. When you receive an offer, we work closely with you to review all details so there are no surprises!

Some things we consider:

 Is the buyer pre-approved for a mortgage? Are they paying all their own closing costs? Are they willing to forgo a home inspection contingency? Are they putting up a reasonable amount of earnest money? Are they prepared to give you a few days after closing to take possession?

All of these things have value when looking at an offer!


Close!

Once the contract is signed, there are still more negotiations, document deliveries, inspections, title details and mortgage tasks to be accomplished to reach a successful closing and walk away with the keys to your new real estate property.
